When Customers Aren't Happy

Yes, we’re including our one-star review.
We believe that it is important our Clients know how we react and communicate when folks are unhappy.
When a Client approaches us with a concern over something that has malfunctioned in their home, we will take the time to review the report once more together.
Our track-record is rather solid. The issue is always in the report.
But we know that when problems arise, especially when they are expensive ones, it can be hard to remember what was in a report you last looked at in detail weeks or months ago.
We will always take the time to listen, to look back, and to figure things out together.

$1200 Leak Night of Closing Not Found in Inspection
Honest Home Inspections inspected my condominium unit prior to closing (July 2020) and did not note any active leaks, even saying that they did their best to maximally run all of the faucets to discover a leak if there was one. They did note old stop valves that needed replacing under the kitchen faucet and evidence of a leak in the past under the kitchen sink, which weren’t addressed before closing due to other factors (inexperienced real estate agent, timing) and explicitly the fact that this inspection did not note any current or immediately eminent issues (I planned on fixing them the week following closing). Within hours of closing, after using the sink to fill buckets for cleaning, I received a knock on the door from the tenant in the unit below saying that there was a leak from my unit into his kitchen. Looking under the sink I found that there was a leak from the faucet. After attempting to tighten the stop valve the leak got worse to the point where an emergency plumber needed to be called. Barring tampering after the inspection (the unit was unoccupied for months prior to my purchase), this experience makes me question the thoroughness of the inspection, if it did not find an imminent leak that caused damage to my and another unit mere hours after use. I will not be a repeat customer and would not recommend Honest Home Inspection to others.
Honest Home Inspection (owner)

Aaron, per your correspondence:

“During negotiation, I requested that the stop valves be replaced and it did not happen, hearing from Christopher – my realtor – that the seller’s plumber said there was no imminent problem (via the seller’s realtor). My inspector noted prior leaking but no current leak from the sink and old stop valves. The night of the closing, after using
the kitchen sink to fill buckets for cleaning, I received a knock on the door from the tenant in the unit below that there was water leaking into his kitchen. Looking under the sink I found that there was a leak from the faucet. After tightening the stop valve the leak got worse to the point where an emergency plumber needed to be called.

“I believe I was misled about the integrity and status of this sink hardware (on very first use the sink leaked to an extent that caused damage to my neighbor’s unit) and am asking for assistance with this bill.”

We replied:

“I did receive your email and was very sorry to hear about your plumbing problems. As shown in the attached highlight of the plumbing issues we found in your condo, we did note that these areas were in need of further evaluation and repair/replacement by a qualified plumbing professional.

“It sounds like you and your agent did request these items be attended to, but that the plumber did not, in fact, repair any of the issues we’d flagged. I imagine it’s incredibly frustrating to follow recommendations and still have things turn out like this.

“I hope that the plumber who passed the items we had flagged as needing repair/replacement is now working with you to rectify the situation.”
______
We attached the relevant findings from your report when we replied to remind you that we did, in fact, flag several items for review.

We do not know what the plumber did while they were in the condo. Please consider discussing this more in-depth with the company who passed the item we’d flagged.
