Mold Inspection

Mold spores are present everywhere, all the time. These spores need water and food (and mold sees just about everything as “food”) to blossom into mold growth.

All molds are allergens. Every individual will react differently to these allergens depending on their own body’s defenses and the type of mold present in the home.

There’s a lot of misinformation out there, so we’ve put together answers to some of the biggest misconceptions about mold and mold inspections.

Having your home inspected for mold is a big investment, but for some individuals this is an investment in their long-term health. We want to make sure you’re making an informed choice before you schedule your mold inspection.

How Dangerous is Mold?

Honestly, we can’t answer this for you, since mold is an allergen. Much like peanuts, pollen, and bee stings, not everyone reacts to mold allergens the same way. Any potential health effects and symptoms associated with mold exposures including allergic reactions, asthma and other respiratory complaints should be addressed by your doctor.

What we can say is that some mold types are especially allergenic. Stachybotrys / Memnoniella is especially concerning as it creates a mycotoxin that can be quite hazardous.

This mold is the one that earned the misnomer “black mold.” It’s important to know that not all molds that are black in appeareance are Stacybotrys / Memnoniell. Only a lab test can determine specific mold types.

How Does A Mold Inspection Work?

We start with a site evaluation to determine any potential sources of water intrustion or leakage that could be contributing to mold or fungal growth.

We then inspect for mold itself. This includes a visual evaulation and moisture testing of areas where mold growth is suspected, measurement of relative humidity indoors, and a more in-depth evaluation of potential contributing factors.

Now for the science! We take three air samples – an exterior control sample and two indoor samples to measure mold levels within the space.

Visual, apparent mold is sampled with a swab or a tape-lift.

These samples are sent to a lab for evaluation. Results are typically available within 48 hours. Expedited lab analysis is availabe upon request for an additional fee.

What Does A Mold Inspection Cost?

We don’t like the practice of upselling fear-based mold inspections to everyone. Mold inspections are a valuable tool available to the folks who really DO need it for their health, to ensure that the home they’re about to move into won’t make them sick.

We also offer mold inspections as a form of  court-admissable documentation to renters and folks who rely on a third-party for mitigating mold, leaks, and water intrusion. 

The testing materials, analysis materials, and lab labor are all factors in the final cost. 

Mold inspection with a home inspection, includes three air samples: $375

Stand-alone mold evaluation, including site evaluation and three air samples: $500

Physical mold samples (tape lifts, swabs) are $125 each.
